State, county and town

Each place page shows the three published rates. Some counties charge a lower county rate inside towns that provide their own services, so a town's county rate can differ from the county's.

The homestead credit caps how much an owner-occupied home's taxable assessment can rise each year. Each county and town sets its own cap, shown with its rate.

How property tax works in Maryland

The Department of Assessments and Taxation reassesses each property every three years and phases increases in over that period. Counties and towns set their rates with their budgets for the fiscal year starting July 1.

Your bill is the assessed value times the combined rate, divided by 100, less credits such as the homestead credit.
